Welcome to Amber Cyman Real Estate. We are a team of real estate professionals who are passionate about our work.
That work often involves helping home buyers find their next investment property, or their dream house or vacation property. As a buyers agent we help soon to be home owners find the place that they can love, and for a great price. We pride our selves in knowing the Northern Michigan market extremely well. We utilize next generation technology to get better comps than other agents, so we can go back to negotiate on your behalf with empirical data and not just emotions.
As a seller's agent we know how emotional this can be. Whether you are selling your family's vacation home that you inherited or selling the home that you raised your kids in- selling a house is an emotional and often physically tiring process.
With all the cleaning and painting and staging that often happens to get a home ready for showings, its enough to make the average person weary.
But fear not! We as professional real estate agents, know that we are part:
- Real Estate Guru
- Therapist For Our Sellers (you will understand once you go to sell)
- Home Stager and Interior Designer
- Wearer of many hats to get your house sold for top dollar.
- Home improvement suggester
- "Home worth" definer. Knowing "how much is my home worth" is very important to setting up a successful sales process.
We love the process of finding and selling properties. Its a very fun and exciting time where we get to know you and your family quite well for a specific period of time. It's not as flashy as "Million Dollar Listing" and the other TV shows make real estate out to be- but we are passionate about making people's home dreams come true.
Here are some of the areas of real estate that we help people with:
- Vacation Homes
- Hunting Cabins
- Lakefront (Waterfront) Homes on Silver Lake, Long Lake, Lake Leelanau, East Bay, West Bay, Torch Lake, Lime Lake, Crystal Lake, Lake Michigan and more.

What Is A Real Estate Agent?
Real estate agents are licensed pros who mange and set up real estate transactions. By putting buyers and sellers together and acting as their representatives in negotiations. Real estate agents typically make money by by a commission—a percentage (typically 6% total- 3% to buyer's agent and 3% to seller's agent) of the property's sale price. Agent's income depends on their ability to help their client's reach their goals.
In almost every U.S state, a real estate agent neesd to be affiliated with a real estate broker (an individual or a brokerage firm). Broker's hold their license.
What Does A Real Estate Agent Do?
A real estate agent, as defined by Cambridge Dictionary, is a person whose business is to arrange the selling or renting (learn more about renting here) of houses, land, offices, or buildings for their owners.
While that is a technically accurate definition of a real estate agent, it doesn’t give an complete overview of what a real estate agent does day in and day out.
No two days are alike for Amber Cyman! Some days we are helping find a real estate investor their next property to flip. The next day we are helping a couple sell their lakefront home for retirement.
A good real estate agent:
- Stays up with local and regional market activity as well as real estate industry news.
- Researches active, pending, and sold listings and reviews the daily MLS Hot Sheet or Activity Report.
- PAPERWORK and lots of it- Completing, submitting and filing paperwork, such as real estate documents, agreements, and records with the proper state agencies.
- Open houses, showings, and meetings with potential home buyers and sells as well as other real estate agents.
- Creating marketing strategies for new listings.
- Talking to existing clients and updating them on showings or offers.
- Writing for our blog.
- Doing social media activities.

Traverse City home buying and selling can be frustrating. We make things easier for our clients. As a resource center we can help you estimate the Michigan real estate market and make selling your home or buying a new home as easy as possible. Our home buyer resources like digital marketing for your property that you are trying to sell, and the fact that we are so well connected with other active agents in town helps put us in front when it comes to new listings popping up.
Our home buyer resources as well as seller resources include a list of qualified home inspectors and appraisers.
We work with many amazing mortgate brokers who can help find a mortgatge calculator and mortgate rates to determine home much money you can borrow. Mortage rates can often dictate how large or a home you can buy or how close to a desired area you want to be close to.
Selling your home in the current market is easier than in a down market. Traverse City and northern michigan in general is still a seller's market.Real estate listings pop up, and are often sold or under contract within a month or two, depending on the price range.
Homes sub $400k typically are under contract in the spring in under 2 months.
Once you break the $500k into the $1million dollar price point, this limits the number of buyer's who can afford the home. However we are extremely networked and know lots of agents who have buyers. So we can work together to help sell high end or luxury homes. As a Traverse City MI realtor we make sure to adhere to the highest levels of ethics and that means doing the right thing for the client.
